Bahia Terranova is an ocean front community located in Baja California Sur, Mexico, 15 miles east of San Jose del Cabo. We are one hour away from the Los Cabos International Airport.

This area is blessed with an almost perfect climate, being cooled by sea breezes from the Sea of Cortez, which alternate with breezes out of the nearby mountain range that stands 5300 feet above sea level.

The area is prime for development, as it is in the natural path of progress, only 15 miles from one of the fastest growing tourist developments in Mexico, San Jose del Cabo. This area is the closest tropical resort to the most influential market in the Western Hemisphere, Los Angeles.

The community of Bahia Terranova is located on a low plateau, which is slightly elevated from the Sea of Cortez. The development is 24 acres in size and has been subdivided into 52 lots with an average lot size of 1/3 acre. The lots are mostly flat and have excellent drainage.

Bahia Terranova is situated on an emerald bay with 150 linear meters of beach frontage. From the water, the property stretches back to the East Cape Road, approximately 1/2 kilometer. In the center of the bay is an area to launch small boats for fishing, diving or snorkeling. A beach club facility is planned, providing an area for shade, BBQs and tables with removable trash cans.

Since this is a private resort community, a locked entrance gate will be provided. A guard will be present to open the gate, and/or the owners will receive a key to allow access.

The fresh water well, located on the property, is sufficient to support the commitment for fresh water. The permit necessary for the well has been issued and a formal plan has been developed to construct the pump house, water storage facility and desalinization plant. An integrated system will deliver water to each lot via underground water lines.

Bahia Terranova is a subdivision with clean title. The developers guarantee the issuance of title insurance on every lot. A set of Rules and regulations has been designed to be complimentary to the wants and needs of the owners. Any assessments will be established only with the approval of all owners.
